This undergraduate project proposes the development of a web application for the management and administration of the parking lot at the Abadía San Rafael Residential Complex in the municipality of Zipaquirá. It was created to address everyday problems such as overcrowding due to uncontrolled entry, manual registration, billing errors, and poor traceability. The proposed solution uses a client-server architecture with a centralized database and role-based access control. It includes a real-time map of parking space status (free/occupied/suspended), user and role modules, customer/vehicle registration and editing, rates and fractional charges, issuance, reprinting, and cancellation of tickets with QR codes, operational reports, and a cash register closing module. It was developed using the Kanban methodology for the visual management of workflows through a board for organizing and tracking tasks. The expected benefits are reduced time spent at the gate, fewer billing and data entry errors, and greater transparency, reliability, and accountability. The cost analysis demonstrates viability and the possibility of self-sustainability through visitor fees. Risks identified include connectivity dependency and future payment integrations; these are mitigated with connectivity backups and reimbursements. The design is replicable in other co-owned properties with a user-friendly environment.
